Charleston Land Reuse Program

The administration of Charleston, West Virginia, has been developing a program aimed at addressing the housing demand problem that has been affecting the city for years. The program is carried out through the joint work between the Land Reuse Agency and private real estate investors.

The incentive program for the construction of new housing, created by the administration, aims not only to create housing offers but also has very clear and general interest objectives. However, the overall goal is to improve the quality of life for the inhabitants of Charleston while simultaneously restoring and sustaining communities.

Another objective of the measure is to help investors or real estate developers overcome construction obstacles through cash bonuses, provided they commit to introducing new single-family homes into the city’s real estate market.

The land reuse program, as its name suggests, involves reusing land in the city of Charleston that previously had a property or has a property that does not fulfill its purpose. The use of these lots will be done with the idea of making more useful use of these empty spaces, focusing more on the well-being of middle-income families.

Within the framework of the program, the objectives began to be met with the construction of 8 homes, one of which was recently presented. A clear example of land reuse was achieved with this new property, which was built on a lot where there was previously a house that burned down, and its owner did not continue paying taxes, leaving the lot with tax delinquency.

Just as this tax-delinquent lot was recovered and reused, the aim is also to recover all the lots that have been abandoned in the city due to the relocation of the owner. In this way, the construction of new homes is intended to minimize the impact of the affordable housing crisis and facilitate future buyers in qualifying for financing or conventional mortgage loans.

Another great advantage of the program, generated by achieving the objectives, is that it leads to the creation of more jobs and population growth.
