Madison addresses affordable housing issues for students.

As the city of Madison is a major, constantly growing metropolis, it is normal for it to have ongoing affordable housing problems; however, the administration had somewhat forgotten about the university residents who frequently face many conflicts with the real estate market and have few solutions at their disposal.

Due to its abundant student population, the Madison Housing Strategy Committee has designed a housing strategy focused solely on them, with the aim of providing them with more options for affordable housing, whether owned or rented.

This new housing initiative aims to improve the relationship between students and the real estate market. To achieve this, the strategy focuses on making zoning modifications, financial aid collaborations, and economic incentives for real estate developers and investors so that their future projects are developed with the student community in mind, which has limited options for obtaining affordable housing.

In addition to that, two committees have been created that work together to investigate the challenges faced by students and seek solutions that improve the conditions of the real estate market when they wish to buy or rent a property.

One of the possible solutions proposed to alleviate affordable housing is to modify the zoning and comprehensive plan to eliminate the height restrictions contemplated by law. One way Madison can change this situation is by modifying the Height Bonus Affordability Program.

This program currently allows adjustments to zoning regulations so that housing developers can create more affordable housing. The change suggested by the committee to help students is to increase the height limit to develop more properties specifically for student residents and at a discount.

Another suggested alternative is that housing developers should be more encouraged to hire external consultants so that the development of their projects progresses much faster than if done with city staff.
