In Fort Collins, Colorado, plans resume to build affordable housing near the Odell Brewing property
A proposal has resurfaced in the city of Fort Collins, Colorado, to build 140 condominiums on land north of Odell Brewing Company. The Tapestry project has been in the planning stages for several years and has undergone numerous community debates. The idea is for the proposed condos to be located on the 12 acres donated by the brewery’s founders.
Hartford Homes, the developer of Tapestry, stated that the project’s goal is to address the lack of middle space. Sarah Kyle, executive editor of the Coloradoan, one of the most prominent local media outlets, spoke with Michael Lyle, Jr. of KUNC about these plans and the reasons for the project’s delays.
Ms. Kyle mentioned that part of the delays is due to community meetings, but she considers this typical for such projects. Additionally, the community had serious concerns about the traffic and congestion the project might cause. However, in recent months, Hartford Homes has been resolving some issues related to starting the work, such as conflicting design standards and obtaining permits. But now that these have been resolved, they are ready to move forward with this project, added Sarah Kyle.
In light of all this, the Colorado House of Representatives passed a bill that, according to its supporters, could help make housing units affordable. This bill was part of a broader set of legislative studies aimed at, among other things, boosting the housing inventory in the state, minimizing foreclosure risks, and addressing other issues related to the state’s real estate market.
Furthermore, Ms. Kyle expressed that a project like this could positively impact the state housing crisis. She said, “It is really intended to help in several ways. Habitat for Humanity will build 30 affordable units with restricted deeds, but the rest of the units are aimed at that term called ‘the missing middle,’ meaning people earning between 80% and 120% of the area’s median income. And by focusing on that group, we are really helping people, especially when interest rates are so high, making it difficult to enter the real estate market.”
Ms. Kyle concluded by saying that the project is likely to take another year to go through the city of Fort Collins’ approval process before construction of the condos can begin, which is expected to start in the fall of 2025.
