New project in downtown Lawrence, Kansas includes housing, hotel, and parking
A partnership of real estate developers in the city of Lawrence, Kansas, seems to have everything ready for a major downtown project, which includes a hotel, parking, housing, and even a grocery store from the famous Checkers chain.
This initiative, named 826 Vermont, is led by Rise Up LLC, a local collaboration involving JR Lewis from Checkers, Adam Williams from Williams Management, and Paul Werner from Paul Werner Architects. This group is requesting the Lawrence City Commission to consider an application to seek incentives, marking an initial step in the project’s approval process.
In November, the city was receiving proposals for the remodeling of three downtown parking lots, including the largest one at 826 Vermont St, a lot that extends over most of the east side of the 800 block of Vermont Street.
As stated in a press release from the 826 Vermont project team, this would include a Checkers branch, a store that will offer fresh produce and prepared meals. The development is also expected to feature several affordable housing options, which will provide quality options for low- and middle-income families. Market-rate apartments and condominiums will also be available.
But the project doesn’t stop there, as it also includes a hotel with 80 to 100 rooms, which is expected to increase the city’s appeal to both business and leisure travelers, according to the developers’ statements.
To complete this large-scale project, a multi-story parking garage is planned to double the current number of parking spaces in the lot, aiming to alleviate parking issues in downtown Lawrence.
Adam Williams, one of the project leaders, said in an interview: “We are delighted to unveil this ambitious project that will bring numerous benefits to downtown Lawrence, as 826 Vermont represents a substantial investment in the future of our community, improving access to grocery stores, parking, affordable housing, and hotel accommodations.”
According to some city estimates, this project will create 134 new jobs, last two years, and cost at least 58 million dollars.
