Omaha’s Luxury Real Estate Market Is Different from the Rest of the Country
Cities in the United States where the wealthiest citizens own homes tend to have rising real estate values. But Omaha, Nebraska—a city with affluent residents—does not follow this trend, as it had a median home price of just $270,000 in the final months of 2024, approximately 37% lower than the national median of $428,281.
Jeff Rensch, associate broker at NP Dodge Real Estate, says Omaha’s luxury real estate market typically starts at $1.5 million. And the city’s millionaire buyers are mainly drawn to three neighborhoods: Fairacres, home to historic properties; Regency – District 66, valued for its top-tier schools; and Linden Estates, which began development in the 1990s.
Thanks to Omaha’s strong presence of large companies and corporations, including the headquarters of Berkshire Hathaway, its high-end buyers tend to be professionals such as lawyers, doctors, top executives, financiers, and highly successful business owners—many of whom live with their families.
Fairacres, one of the three most sought-after neighborhoods, is a small and exclusive enclave about five miles west of downtown. Its homes, built mainly in the early 1900s, showcase classic styles such as Tudor, Colonial, Georgian, and Craftsman, with top-tier craftsmanship.
Then there’s Regency – District 66, located about four miles west of Fairacres, covering 2,000 acres and including approximately 900 homes.
Finally, Linden Estates, six miles north of Regency, consists of around 120 custom-built residences.
Among these three highly valued areas, Fairacres Road stands out as Omaha’s most sought-after residential street. As a result, homes here are typically priced 5% to 10% higher than comparable properties in Fairacres, partly due to their beauty and the charm of their buildings.
Looking further west, 20 to 30 miles from downtown, wealthy buyers are also searching in neighborhoods such as Bluewater, Newport Landing, and West Shores, where newly constructed luxury homes are situated next to artificial lakes.
To conclude, Mr. Jeff Rensch advises all luxury buyers looking for a property in Omaha to work closely with a well-connected real estate agent. This is because, despite a good number of homes priced over $1.5 million, these properties do not change hands frequently, as city residents tend to settle long-term, and many of these sales occur off-market.
