The new apartments in the PPL Tower of Allentown await approval
Like many American cities and the state of Pennsylvania, the city of Allentown has been working for months to address the housing shortage and implementing measures to help its residents access the city’s real estate market with less complexity.
Despite Allentown having few available housing options to tackle the housing crisis, it has multiple office buildings that have remained vacant because many companies decided to telework or because their owners lost the property due to a foreclosure process as a result of the losses caused by the pandemic.
One of those office buildings that is currently not fully operational is the PPL Tower. Located in downtown Allentown, this iconic complex was acquired by the popular residential developer D&D Realty Group. The sale was approved a few months ago by the Pennsylvania Public Utility Commission.
As a real estate group focused on financing, constructing, and managing real estate projects, this company intends to develop a new mixed-use space with the purchase of this building where Allentown residents will have access to a wide variety of apartments and other commercial and leisure areas within the same property.
This new housing plan that the real estate group wishes to implement will consist of a restaurant on the ground floor, commercial uses on the second floor, and the remaining floors will be fitted with 1 and 2-bedroom apartments, in addition to 2 penthouses on the last two floors.
To fulfill this project, D&D Realty requires the Allentown Zoning Hearing Board to approve its initiative and grant a special zoning exception to carry out the conversion of office spaces to housing that will help address Allentown’s housing crisis.
